Most properties within the Tasman Municipality are mapped as a Bushfire Prone Area, this means that development on your property may need to take into account this Area and potentially developers may need to obtain a Bushfire Hazard Management Report.

The enquiry function will allow you to enter an address and complete a basic search, the search results will tell you the zone of the property in accordance with the Tasmanian Planning Scheme and any applicable codes that are mapped. Once you have completed the initial search, you can also progress your enquiry to a development enquiry.
If the property you have searched is mapped as a Bushfire Prone Area, there are various developments that require consideration to this at the planning stage, particularly subdivisions however there is also a requirement for all fire fighting water tanks be assessed at planning and will need to be noted on the design plans for dwellings.
A proposal for a dwelling (house) or visitor accommodation buildings within this area will require a Bushfire Hazard Management Report for the building application, to be assessed by the Building Surveyor engaged. Some outbuildings (sheds) also require a Report if they are located closer than 6m to a habitable building and/or closer than 6m to another outbuilding closer than 6m to a habitable building, additions / alterations of more than 20m2 to an existing dwelling may also require a Report.
